A bridging loan covers the period between buying your new home and selling your current one. You borrow temporarily against the equity in your current house. You pay the interest afterwards. Banks usually give you one to two years to sell; the exact term differs per lender.
Your equity (the difference between the property value and the remaining debt) counts as your own money. The more equity, the more you can spend.
