FOR ENTREPRENEURS

Self-employed? Your income counts too.

You earn well. But banks look at self-employed income differently. You need three years of figures. Or two. Or sometimes just one. It depends on the lender. And that makes it complicated.

Every bank reads your figures differently.

Someone who says: this bank counts your income this way. That bank counts it another way. And here is where you get the most out of it. Someone who knows how banks read entrepreneurs.

What the bank weighs up

By business structure

Sole trader
The net profit
BV
The director’s salary, possibly plus dividend

How your years are weighted

Three readings of the same figures

Average over 3 years
Most banks
Weighted average
Some banks. The most recent year counts more heavily
Lowest of the three years
Others again. The most cautious reading

Which reading works out best for you depends on your figures and your business structure. That difference can be worth tens of thousands of euros in your maximum mortgage. This is indicative information. You get your exact picture in a personal conversation.

GOOD QUESTION

Frequently asked questions

Yes, at some lenders. You then need strong figures and often an accountant's statement. Not every bank accepts this. I compare 45+ providers and know exactly which lenders will look at your case after one year.

Annual figures (one to three years), income tax returns, a Chamber of Commerce extract and sometimes a forecast from your accountant. Exactly which documents are needed depends on the lender and your business structure (sole trader, VOF or BV). I tell you precisely what to prepare.

Most banks look at the average profit over three years. Some use a weighted average in which the most recent year counts more heavily. Others again take the lowest of the three years. It differs per bank and can mean tens of thousands of euros in borrowing capacity.

That depends on your situation. With a BV banks look at the director's salary plus any dividend. With a sole trader they look at the net profit. Some banks assess BV income more favourably, others less so. I know where the difference sits.

Variable income is normal for entrepreneurs. Some lenders look at the average, others at the lowest year, and others again put more weight on the recent trend. I look for the bank that fits your income pattern best.
