Frequently asked questions
As a first-time buyer the exemption means you pay 0% transfer tax. Your own costs are the notary (around 1,100 to 1,750 euros), the valuation (around 750 euros), mortgage advice and possibly the NHG premium and a bank guarantee. On a property of 350,000 euros that comes to roughly 5,000 to 7,000 euros, or about 1.5 to 2% of the purchase price. I discuss the exact advice fee in a free orientation call.
In 2026 you pay 0% transfer tax as a first-time buyer if you are between 18 and 35, will live in the property yourself, and the property value is no more than 555,000 euros. You may use the exemption only once. On a property of 350,000 euros that saves you 7,000 euros compared with the 2% rate.
The advisory stage takes two weeks on average, from the first conversation to the application at the bank. After that the bank needs around four weeks for the final offer. Roughly six weeks in total. Already have a property in mind? Then we act the same day.
With a property rated A or better you can borrow more, because your monthly energy costs are lower under the NIBUD standards. Separately from the property label, you can also borrow up to 6% above the property value for energy-saving measures such as insulation, a heat pump or solar panels.
