Start with your monthly payment, not your maximum loan
First decide what you want to pay each month, with room for the life around your mortgage: sport, travel, saving, your business. Borrowing the maximum feels like winning, but a monthly payment that squeezes turns your dream home into a worry. From that monthly figure you work back to your real bidding room. That's your ceiling, and you protect it.
Back up what the home is actually worth
In the Netherlands the asking price (vraagprijs) is an invitation, not a value. Look at what comparable homes in the street and neighborhood recently sold for, and how long the property has been listed. That way you bid on knowledge instead of emotion. This is the property groundwork I do for my clients.
Make your offer more than just a number
Sellers don't always pick the highest bid. They pick the one most likely to go through. Certainty about your financing, a completion date that suits the seller, and clear conditions all count. Talk with your advisor about which conditions and safeguards are wise in your situation, and what you should not give away too quickly.

- Your response deadline: state how long your offer stands, so you keep control.
