- Based on the documents lenders actually ask for, drawn from 17 years in mortgages.

What's your situation?
You have this yourself or can get it easily
Valid ID
Passport or national ID card. A driver's license does not count.
Recent payslip (loonstrook)
From the most recent month, so no older than a few weeks at the time of application.
Employer's statement (werkgeversverklaring)
Ask your employer for the standard Dutch template. Lenders want a recent version.
Pension overview (pensioenoverzicht)
Download yours from mijnpensioenoverzicht.nl, log in with DigiD.
Overview of your credit registrations (BKR)
Request it free at mijnkredietregistratie.nl. That way you know in advance what the bank sees.
Proof of own funds
A recent bank statement of the account holding your savings for the buyer's costs (kosten koper).
This comes once you have a home
Signed purchase agreement (koopovereenkomst)
As soon as your offer is accepted and the agreement is signed.
Validated appraisal report (taxatierapport)
I'll help you find an appraiser (taxateur) accepted by lenders.
A different or combined situation? Self-employed and moving up, for example? I'll send you the right list after a free call.
Frequently asked questions
By law the bank has to check whether the mortgage is responsible for your situation. Each document backs up part of that picture: your identity, your income, your obligations and the property itself. The more complete your file, the smoother the application.
That varies per document and per lender. As a rule of thumb, the bank wants income documents such as your payslip (loonstrook) and employer's statement (werkgeversverklaring) as current as possible. So gather those for good only once the application is actually underway.
Yes. You can already prepare most of the list now. Only the documents under "once you have a home" come later. With your file in order you can move fast when the right home comes up. And speed counts in this market.
